VERDWELL LLC (“Company”, “we”, “our”, or “us”) respects your privacy and is committed to protecting it. This policy describes how we collect, process, retain, and disclose personal data about you when you use Verdwell.com and the content, functionality, and services offered on or through it that link to this policy (our “Services”).
This policy applies only to information we collect through the Services and in communications between you and the Services (including email, chat, and other electronic messages). It does not apply to information collected by us offline or through any other means, or by any third party, including through any application or content that may link to or be accessible from the Services.
Please read this policy carefully. By using the Services or providing us with your information, you agree to the collection, use, and disclosure of your information as described here. This policy may change from time to time (see Changes to This Policy). Your continued use of the Services after we make changes is deemed acceptance of those changes, so please check the policy periodically.
Our Services are intended only for users who are 18 years of age or older, and we do not knowingly collect personal data from anyone under 18. If we learn that we have collected personal data from a person under 18 without verification of parental consent, we will delete that information. This mirrors the age requirement in our Terms of Use.
“Personal data” is information that identifies, relates to, or describes you as an individual. The categories we collect or process are:
Account and contact information. The email address you use to sign in. Verdwell uses passwordless, one-time-code (OTP) login, so we do not create or store account passwords.
Property searches and scan history. The property addresses you search and the resulting reports. For signed-in users, this history is associated with your account so you can return to it. We treat searched addresses as personal data because they can reveal what you are looking at.
Saved reports and manual inputs. Reports you save, and any manual corrections you make to a property (such as a year-built override).
Verdwell Assistant conversations. The questions you type into the Verdwell Assistant and the responses generated, together with the property context of the conversation.
Billing information. If you subscribe to a paid plan, our payment processor (Stripe) collects and holds your payment card details. We do not receive or store your full card number; we store only a customer identifier, your subscription status, and related billing metadata returned by Stripe.
Inquiry information. If you submit an agent, investor, or other inquiry through the Services, the name and email address (and any message) you provide.
Device and connection information. Your IP address and standard device, browser, and server-log information collected automatically when you use the Services.
We do not collect or process sensitive personal data, including, without limitation, Social Security numbers, driver’s license numbers, passport numbers, or other government identifiers, biometric data, precise device geolocation, or consumer health data. Environmental information that a Verdwell report describes about a property is not health data about you, and we do not link it to your health status.
Statistics or aggregated information. We also generate statistical and aggregated information that does not directly identify you (such as counts of scans performed or model-usage metrics). Where we hold this in a form that no longer identifies you, we may retain and use it without the restrictions that apply to personal data.
Directly from you, when you sign in, search a property, use the Verdwell Assistant, subscribe, or submit an inquiry.
Automatically, as you navigate the Services (IP address, device and browser information, and server logs).
From third parties, we receive data about properties — not personal data about you — from public and commercial data sources such as property-records and mapping providers. We do not purchase or receive personal data about our users from data brokers, and we do not enrich your profile with third-party personal data.
We use only strictly functional cookies — principally the authentication session cookie that keeps you signed in. We do not use advertising cookies, cross-site tracking, or third-party behavioral-profiling technologies. Because we do not use non-essential cookies, we do not display a cookie-consent banner.
We use the personal data we collect to:
Provide, operate, and maintain the Services, including generating property reports and powering the Verdwell Assistant.
Authenticate you and keep your account secure.
Process subscriptions and payments through our payment processor.
Enforce usage limits and protect the Services against abuse, fraud, and automated traffic.
Respond to your inquiries and provide support.
Comply with legal obligations and enforce our Terms of Use.
We share personal data only as needed to operate the Services, and only with the categories of recipients below. Service providers process this information on our behalf or provide infrastructure and operational services to us, subject to contractual and legal restrictions appropriate to their role.
Service providers (subprocessors). Our current principal service providers, who host and operate our infrastructure and process data on our behalf:
Supabase — database, authentication, and hosting.
Vercel — application hosting.
Stripe — payment processing (receives billing details directly from you).
Resend — transactional email, including your one-time sign-in codes.
Cloudflare — bot detection (Turnstile), which receives your IP address.
Google Maps Platform — geocoding and mapping, which receives the addresses you search.
MapTiler — map tile rendering, which receives your IP address and the map location you view.
RentCast — property-records lookups, which receives the addresses you search.
Third-party AI provider (currently Anthropic) — when you choose to use the optional Verdwell Assistant, your inputs and the associated property context are processed by a third-party AI provider, currently Anthropic, to generate a response.
Legal, safety, and compliance. We may disclose personal data to comply with a legal obligation, respond to lawful requests, enforce our agreements, or protect the rights, property, or safety of Verdwell, our users, or others.
Business transfers. If we are involved in a merger, acquisition, financing, or sale of assets, personal data may be transferred as part of that transaction; we will require the recipient to honor this policy or notify you of any material change.
We do not sell your personal data, and we do not share it for cross-context behavioral or targeted advertising. We do not run advertising on the Services or disclose your personal data to advertisers, ad networks, or data brokers.
We keep personal data only for as long as necessary for the purposes described in this policy, after which we delete or de-identify it. Specifically:
Account, search history, and saved reports. Kept for as long as your account is active. When you delete your account, or ask us to delete it (see Your Privacy Rights), we delete this data.
Verdwell Assistant conversations. The content of your conversations is retained for up to 12 months, after which it is deleted or de-identified. We may retain aggregate, non-identifying usage metrics beyond this period.
Signed-out visitor rate-limiting data. Data we collect to enforce usage limits, including IP address, is retained for up to 90 days.
Inquiry information. Information you submit through an agent, investor, or similar inquiry is retained for up to 24 months after you submit it, or until you ask us to remove it, whichever is earlier.
Billing records. Records associated with subscriptions and payments, held primarily by our payment processor, are retained for as long as necessary to meet tax, accounting, and fraud-prevention obligations. This may extend beyond the deletion of your account, and is an exception to the deletion right described below.
When personal data is deleted, residual copies may persist for a limited period in encrypted backups before they are overwritten in the ordinary course.
We use administrative, technical, and organizational measures designed to protect personal data from accidental loss and unauthorized access, use, alteration, and disclosure. However, no method of transmission over the internet or method of electronic storage is completely secure, and we cannot guarantee absolute security. Any transmission of personal data is at your own risk.
Depending on your state of residence, you may have some or all of the following rights regarding your personal data:
Access and portability. Confirm whether we process your personal data and obtain a copy of it.
Correction. Request that we correct inaccurate personal data.
Deletion. Request that we delete personal data we hold about you, subject to exceptions under applicable law (such as the billing records described above).
Opt out. Opt out of any sale of personal data or processing for targeted advertising. As noted above, we do not engage in either.
To exercise any of these rights, email us at privacy@verdwell.com. We will respond as required by applicable law and may need to verify your identity before acting on your request. The exact scope of these rights, and the exceptions that may apply, varies by state.
California residents. California law provides additional rights regarding personal information. Those rights, the categories of information we collect, and how to exercise them are described in our California Privacy Notice, available at verdwell.com/privacy/california, which supplements this policy.
The Services may contain links to third-party websites and services that we do not operate or control. This policy does not apply to those third parties, and we are not responsible for their privacy practices. We encourage you to read the privacy policy of any third-party service you visit.
Verdwell is operated from the United States, and the personal data we collect is processed and stored in the United States. If you access the Services from outside the United States, you understand that your information will be transferred to and processed in the United States.
We may update this policy from time to time. When we do, we will revise the “Last updated” date at the top of this page. If we make material changes, we will take reasonable steps to notify you. Your continued use of the Services after an update constitutes acceptance of the revised policy.
